D.E.D. <br /> Yes. <br /> ANALYSIS: <br /> All but 3 acres, approximately, will remain in ag use. Change to LC-] will <br /> restrict use and alleviate concerns regarding C-2. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING: <br /> STAFF COMMENTS: <br /> Petition 4991 . This proposed residential and commercial development is <br /> in an agricultural preservation area of the Town of Verona. The adopted <br /> town/county policy is: "Non-farm residential development by certified <br /> survey in those areas with soils not classified as prime farmland at a <br /> density of one lot per 35 contiguous acres owned. <br /> The 11-acre site Is virtually all classified as prime farmland by the <br /> USDA definition, except for part of the area proposed to be C-2. <br /> Therefore the soil quality and density policy indicate the site should <br /> not be rezoned for non-farm residential use. <br /> The policy for commercial use Is that if it is not agriculturally <br /> related, it should be required to locate in the urban service area. <br /> This site Is over 3/4 mile outside (east) of the Verona Urban Service <br /> Area. <br /> Thus, If the proposed shop Is agriculturally related, it can be <br /> considered. Since so many incompatible uses are allowed in the C-2 <br /> district , it should be conditionally rezoned to the specific use if it <br /> is considered. However , if the use is not agriculturally related, the <br /> site should not be rezoned, since this area is far outside the urban <br /> service area. <br /> Co.
