ZONING ORDINANCE AMENDMENT NO. 4991 <br /> w <br /> Amending Section 10.03 relating to Zoning Districts in the Town of <br /> VERONA <br /> The Dane County Board of Supervisors does ordain as follows: That the <br /> Zoning District Maps of the Town of Verona be amended to include in the LC-1 <br /> Limited Commercial and RH-2 Rural Homes District the following described land: <br /> Part of the NE 1/4 SE 1/4 Section 23, Town of Verona described as follows: <br /> TO RH-2: Commencing at the East quarter corner of said Section 23; thence S <br /> 00° 23' 29" East, 329.00 feet along the East line of Section 23 to the point of <br /> beginning; thence continue S 00° 23' 29" East, 352.15 feet; thence S 89° 52' <br /> 54" West, 706.25 feet; thence N 00° 23' 29" West, 648.15 feet to the South line <br /> of Whalen Road; thence N 89° 52' 54" East, 411.25 feet along said South line; <br /> thence S 00° 23' 29" East, 296.00 feet; thence N 89° 52' 54" East, 295.00 feet <br /> to the point of beginning. <br /> TO LC-1: Commencing at the Southeast corner of Section 23; thence N 00° 23' <br /> 29" West, 360.00 feet along the East line of Section 23 to the point of <br /> beginning; thence continuing N 00° 23' 29" West, 300.00 feet; thence S 89° 48' <br /> 32" West, 435.60 feet; thence S 00° 23' 29" East, 300.00 feet; thence N 89° 48' <br /> 32" East, 435.60 feet to the point of beginning. <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10.255 (3)(a) 2.(b) of <br /> the Dane County Code of Ordinances. The rezoned area shall be subject to the <br /> following conditions. <br /> CERTIFIED SURVEY REQUIRED <br /> The above listed description/s is/are intended to describe land for which a <br /> certified survey map will be prepared for approval and recorded. This <br /> amendment will become effective, if within 90 days of its approval by Dane <br /> County, a certified survey map that describes the land to be rezoned is <br /> recorded in the office of the Dane County Register of Deeds. Failure to record <br /> the survey will cause the rezone to be null and void. <br /> DEED RESTRICTION REQUIRED <br /> This amendment will be effective, if within 90 days of its adoption by Dane <br /> County the owner or owners of the land shall record the following restrictions <br /> on said land: <br /> A. Commercial use of the area zoned LC-1 shall be limited to a concrete <br /> contractor business. <br /> Said restrictions shall run in favor of Dane County and the pertinent Town <br /> Board as well as the owners of the land. Failure to record the restrictions <br /> will cause the rezone to be null and void. <br /> EFFECTIVE DAT : ' <br />
