PANE COUNTY APPLICATION FOR REZONE Item No. : 21.
Zoning Petition 1 4992 Pyj. William .1. Garrity to change the zoning from the
A-1 Exclusive Agriculture district to the-R-3 Residential district.
Location: 4564 Rutland-Dunn Town Line Road Section 31, NW SE Town Dunn
Area:, .25 acre
Proposed use: Reduce rearyard to allow addition to existing nonconforming
residence. P.E.D. No.
ANALYSIS:
#4992 - The rezone will provide a less restrictive (25 ft rather than 35 ft)
rear yard for an existing parcel
CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING;
STAFF COMMENTS;
R.P.C. — Petition 4992. This proposed addition to an existing house Is on a very
small lot In the Town of Dunn. Since It is so small , the applicant
should be asked to make every effort to add to the lot as opposed to
allowing a larger house on such a small lot. We note that the entire
area north of the Rutland-Dunn Townllne Road Is planned as a public
wildlife area by the Department of Natural Resources. Therefore, there
should be no further residential development In the area.
E.H.D. — Petition 4992 An area for a replacement private sewage
system has been identified on this parcel . The proposed
addition would have to be on a slab in order to meet the
minimum setback requirements to the-system.
Co. Hwy. —
