April 26 , 1991
Barbara Newell and Larry Larson
307 Winn Court
DeForest, Wisconsin 53532
Dear Barb and Larry:
The purpose of this letter is to outline the terms of an
agreement we would enter into whereby you would agree to do
and/or not do some things with the property at 3440 High Point
Road and I, in return, would whole heartedly support your
application for a conditional use permit and an alcoholic license
to sell wine in bottles .
The things I feel we can agree to are:
1 . A sign naming your business , of the size allowed by statute
which I believe you said was 1 foot by 2 feet displayed and
built in a workmanlike manner to be visible from High Point
Road.
2 . No application for rezoning of the property from its present
A-1 for 15 years .
3. No land subdivisions of the property for further development
for 15 years .
4 . No additions for the purpose of expanding the Gallery use,
as opposed to the single family use, for 15 years.
5. Any parking or parking lot which would be built would be
confined to the areas shown on the attached drawing and
would not exceed 16 cars in capacity.
6 . None of the existing trees , shrubs and other landscaping
presently between the present buildings and the North and
East property lines is to be removed and some selected
additions are to be made.
7 . In general , the existing property shall remain residential
in character to any person viewing it, and the North, East
and West walls of the barn shall be remodeled to resemble
the house with the same siding, window and eave treatment .
Yours truly,
ALwre:74416,
Kenneth R.
