t•—•-0...,„.........„..........„
ba:+ ger [guide
Veterinary Services Box;2258,Janesville WI 53547 ph W8,754,1888 4 712 Katie Ct,Cambridge 53523 ph 508,423.3555
April 7,2016
Proposed Use of Property located at 924 Hillside Road,Edgerton WI
The property consists of a single family dwelling and three out buildings. The out buildings include a
3,700 square foot horse barn with 14 stalls,a 7,200 square foot indoor riding arena and a 3,500 square
foot heated shop.
The intended property use includes-
• Utilize the single family dwelling as our primary residence.
• The horse barn would be renovated. The number of stalls would be reduced from fourteen to
eight. The remaining space in this barn would be utilized to perform examinations and
medical/surgical procedures on horses.
• The indoor riding arena would stay essentially as is and would be utilized as a sheltered area to
examine horses when they are performing.Approximately one-third of this building would be
used for indoor storage of hay, feed, bedding and waste manure.
• The heated shop would be renovated and approximately 50%of the building would be utilized
for reception, administrative offices, medical supply and drug storage and vehicle storage.
• Utilize a small portion of the open land to construct two to four small turnout paddocks. These
paddocks would be constructed of wood and stained a dark brown color.
• The area devoted to equine veterinary practice would be enclosed by a wooden security fence
to greatly reduce the opportunity for a horse to escape and run free in the neighborhood.
The out-buildings would house Badger Equine Veterinary Services,Inc.This veterinary practice provides
health care to horses in the south-central Wisconsin and north-central Illinois region. The practice
includes 4—5 equine doctors and 10 support staff, performing 3,700 patient visits per year.Seventy-five
percent of patient visits occur at horse owner's farms;925 would occur at this facility annually;about
15-20 per week. Most of these visits would involve the horse owner transporting the horse to the
facility, examinations and/or procedures performed over a short period of time and the horse would be
discharged. We anticipate only 10%of patient visits would result in a horse remaining at the facility
over-night.
Operations at this facility would commence in the first quarter 2017.
Respectfully submitted;
Scott A.Spaulding DVM
Dedicated to the Life and Love of your Horse !
www. badgervet. com
