D.E.D. Yes. <br /> ANALYSIS: <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING: <br /> STAFF COMMENTS: <br /> R.P.C. - Petition 5033. This proposed non-farm residential development is in an <br /> agricultural preservation area of the Town of Verona. Non-farm <br /> residential development may be allowed by town/county adopted policies <br /> if: <br /> 1 . Solis are not classified as prime farmland. <br /> 2. Density of one lot per 35 acres owned. <br /> 3. Minimum lot size of 2 acres. <br /> Solis on the eastern half of this site are classified as prime farmland <br /> by USDA criteria. The size of the ownership would allow for creation of <br /> four lots. <br /> The RH-2 district has a minimum of 4 acres, well above the 2-acre <br /> minimum required by policy. <br /> In addition, CTH PD is access controlled and therefore access should be <br /> from Woods Road, not PD. <br /> Thus, creation of lots In the western portion of this site is consistent <br /> with plan policy; however, rezoning the eastern half Is not due to soil <br /> quality. <br /> E.H.D. - <br /> Co. Hwy. — Petition 5033. CTH "PD" is controlled access. There is an existing field entrance to <br /> proposed Lot 4. Lots 2 and 3 should share an access onto Woods Road in order to <br /> maximize the distance from "PD". A single family residence on Lot 4 would likely not <br /> require a change-of-use permit, however vision may be undesirable. <br />
