D.E.D. No. <br /> ANALYSIS; <br /> 5030 The rezone will allow conversion to a duplex residence. The balance of <br /> the land is less than 35 acres and therefore must also be changed to an <br /> appropriate zoning district. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS; <br /> R P.C. - Petition 5030. This Is an existing substandard parcel in the <br /> agriculture preservation area of the Town of Dunn. The conversion of <br /> the existing farmhouse to duplex use appears to have been done. There <br /> is no policy opposing such a conversion. <br /> Since the rezoning to RH-3 Is to allow for a " large storage garage" It <br /> should be conditionally rezoned to not allow for an additional house on <br /> the RH-3 area. <br /> Since there is a wooded area along Badflsh Creek, and there is an <br /> historic cemetery to the east across Sand Hill Road, the committee may <br /> wish to require the applicant to build the storage building west of the <br /> creek. <br /> E.H.D. - <br /> Co. Hwy. — Petition 5030. CTH "B" is controlled access. R-3A parcel has an existing private <br /> entrance. RH-3 portion has two recognized field drives. A substantial change of use <br /> may require a permit pursuant to Chapter 79. Note the illegal access adjacent to <br /> Sand Hill Road. <br />
