DANE COUNTY APPLICATION FOIL REZONE Item No.: 39. <br /> Zoning Petition # 5055 An Dane County NItural Heritage Foundation, Inc., <br /> agent for Terese Potthast to change the zoning from A-3 Agriculture to R-1A <br /> Residential, A-2(8) and A-2(4) Agriculture District. <br /> Location: 5301 Westport Road Section 11W NW - 26 / NE NE - 27 Town <br /> Westport Area: 19.3 more or less'Acres. <br /> Proposed use: Make conforming existing parcels - 1 residence exists with no <br /> further development. D.E.D. Yes. <br /> ANALYSIS; <br /> 5055 The rezone will provide appropriate zoning on property proposed to be <br /> purchased by the foundation. The amendment as specified by the Town <br /> will provide protection of the wetland areas. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS; <br /> R.P.C. - Petition 5055. This proposed rezoning Is within the central urban <br /> service area and Is In an environmental corridor. Zoning the existing <br /> house to R-1-A makes the site conforming. <br /> However , the balance of the site Is wetland and floodplain with no <br /> further development contemplated. In fact the proposal is preservation <br /> by the Natural Heritage Foundation, Inc. , which Is consistent with <br /> relevant plans. <br /> The requested zoning Is A-2(8) and A-2(4) which does not appear <br /> appropriate for the Intended use. A-2 permits houses and animal units <br /> which conflict with the Intent of preservation. A more appropriate <br /> zoning.district would be CO-1 Conservancy. <br /> E.H.D. - <br /> Co. Hwy. - <br />
