D.b,,& No. <br /> ANALYSIS: • <br /> 5031 LC-1 Limited Commercial zoning was implemented to accommodate general <br /> and landscape contracting businesses without the necessity of allowing <br /> all other commercial uses. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS: <br /> R.P.C. — <br /> PetItion 5031 . These are the comments made on the previous case for the <br /> lot to the northwest (October 14, 1986) : <br /> • <br /> #3799 - This is in the rural non-farm area of the Town of Verona Plan <br /> which allows for low density unsewered residential development <br /> with no provision for commercial uses. The area Is developed with <br /> single family homes, and commercial zoning could lead to land use <br /> conflicts. While this one use may not appear to be a problem, <br /> additional commercial uses would be a problem. If this is <br /> approved, more such requests are likely. <br /> If there is some compelling reason to approve this request, there <br /> need to be carefully written conditions on the rezoning to limit <br /> the specific use and size of operation. <br /> As you saw In last month's petitions, this LC-1 zoning has been a source <br /> of neighborhood dispute since it was approved In 1986. <br /> This new site - Petition 5031 - may be less visible due to topography, <br /> but there Is no planning Justification for establishing a commercial <br /> contractor business in a residential subdivision. <br />
