Section 11, SW NE Town Windsor <br /> Area:, 0.5 more or less Acre <br /> proposed use: Expand existing commercial property for commercial uses. <br /> D.S.D., No. <br /> ANALYSIS; <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS; <br /> R.P.C. - Petition 5088. This existing commercial site, proposed for expansion is <br /> in an agricultural preservation area of the Town of Windsor , where the <br /> adopted town/county policy is: "Agriculturally related commercial <br /> development shall be permitted if It provides a rural service which must <br /> be near its market and if it does not conflict with farming or adversely <br /> affect the rural character of the town. " <br /> This policy obviously means to place some limits on rural commercial <br /> development . At what point does this use conflict with farming? All <br /> lands In this immediate area have prime agricultural soils for <br /> production of crops according to the USDA definition. How much <br /> commercial expansion should be allowed before it adversely affects the <br /> rural atmosphere? This Is the only commercial use In the area, but <br /> continued expansion will affect the rural character. <br /> If this is approved, there should be specific limits on the size of this <br /> commercial activity which apply to the entire site since the C-2 <br /> district allows many heavy commercial and Industrial uses which would be <br /> clearly incompatible at this location. <br /> • <br />
