DANE COUNTY APPLICATION FOR REZONE Item No. : 24,
Zoning Petition # 5110 Byj, Mark, Evelyn, John and Carolyn Cain to change the
zoning from the A-1 Exclusive Agriculture district to the RH-4 Rural Homes
district.
Location: East of 6500 Shady Bend Lane Section 24, SW SE Town Verona
Area: 40 more or less Acres
Proposed use: Create (2) buildable sites from 40 acres. D.E.D. No.
ANALYSIS;
CONCERNS EXPRESSED AT/AFTER PUBLIC HEARINGz
STAFF COMMENTSz
R.P.C. — Petition 5110. This proposed large lot division and rezoning is In an
agricultural preservation area of the Town of Verona where the relevant
policy Is: "Non-farm residential development by certified survey In
those areas with soils not classified as prime farmland at a density of
one lot per 35 contiguous acres owned, with a minimum lot size of 2
acres will be considered for rezoning. "
- The soli map indicates that 80 to 90% of this parcel is prime
farmland by USDA definition.
- With ownership of 40 acres, the density policy would allow one
lot of 2 acres, with the balance remaining agricultural . The
proposal Is to divide the 40-acre parcel into two large parcels.
For these reasons, this proposal Is Inconsistent with adopted
town/county policies.
E.H.D. —
Co. Hwy. —
•
