WHEREAS, iyn e-TA' f OOrOtAv fi /47/i4- 25.49, / is/are the owner/s of the following described land in the Town of / -7 trev-7 Dane County, Wisconsin, to-wit: TO R-3A: Commencing at the Southeast corner of said Section; thence along South line thereof, S 89° 36' 37" West, 614.92 feet to the point of beginning; thence S 89° 36' 37" West, 132.22 feet; thence N 02° 54' 51" East, 478.02 feet; thence N 87° 05' 09" West, 80 feet; thence N 02° 54' 41" East, 401.52 feet; thence S 79° 51' 47" East, 213.70 feet; thence S 02° 54' 51" West, 845.06 feet to the point of beginning. TO RH-2: Commencing at the Southeast corner of said Section; thence along South line thereof, S 89° 36' 37" West, 747.14 feet to the point of beginning; thence N 02° 54' 51" East, 478.02 feet; thence N 87° 05' 09" West, 80 feet; thence N 02 54' 51" East, 401.52 feet; thence N 79° 51' 47" West, 190.59 feet; thence S 02° 31' 06" West, 918.70 feet; thence N 89° 36' 37" East, 263.17 feet to the point of beginning. 2. WHEREAS, the said owner desires to place certain restrictions thereon, to bind the owner and those who may acquire title hereafter; 3. NOW, THEREFORE, in consideration of the mutual benefits passing to and from the owner and those who may hereafter purchase said land and the parties named as beneficiaries of these restrictions, the following restrictions are hereby imposed: A. Only one residential building is allowed in the area zoned R-3A. The building may be either a single family dwelling or a duplex (2-family). These restrictions shall constitute covenants running with the land and shall be binding upon all parties now owning any part of said land, their successors, heirs and assigns, and all parties holding under them unless, pursuant to paragraphs 5 or 6 of this instrument, said restrictions are amended or terminated.
