' 'Pet.9590—Cont.: <br /> Page 3 <br /> DEED RESTRICTION REQUIRED <br /> This amendment will be effective if within 90 days of its adoption by Dane County the owner or owners of the land <br /> record the following restriction(s)on said land: <br /> 1. Deed restrict the C-2 property limiting uses exclusively to the following: <br /> • Self service laundries and dry cleaning establishments. <br /> • Warehousing and storage incidental to a permitted use on the premises. <br /> • Medical, dental and veterinary clinics. <br /> • Banks, offices, office buildings and condominium office buildings. <br /> • Utility services. <br /> • Bakeries, printing plants, laundries. <br /> • Distribution centers and wholesale businesses. <br /> • Woodworking shops, machine shops, manufacturing and assembly plants. <br /> • Bicycle sales and service. <br /> • Rental businesses, except for motor vehicles and construction machinery and equipment. <br /> • Sales and repair of lawn and garden equipment. <br /> • Major repairs to motor vehicles. <br /> • Sales of new and used recreational equipment, rental, sales and service. <br /> • Sales of new and used contractor's machinery and equipment. <br /> • Repairs, storage and service of contractor's machinery and equipment. <br /> • Sales and storage of lumber and building material. <br /> • Warehouses <br /> • Mini-warehouses <br /> 2. Deed restriction requiring that all outside storage of materials shall be screened through appropriate <br /> fencing or landscaping. No overnight outside parking of trucks or equipment shall be permitted <br /> unless the parking area is screened. <br /> 3. Deed restrict the C-2 property prohibiting anhydrous ammonia tanks. <br /> 4. Deed restriction that no lot may have more than fifty percent(50%) of its area in building coverage. <br /> Said restriction(s) shall run in favor of Dane County and the pertinent Town Board(s) as well as the owners of land <br /> within 300 feet of the site. Failure to record the restriction(s)will cause the rezone to be null and void. <br /> A copy of the recorded document shall be submitted to Dane County Zoning. <br /> RECORDING OF AN APPROVED PLAT REQUIRED <br /> The above listed description's is/are intended to describe land for which a plat will be prepared for approval and <br /> recorded. This amendment will become effective, if within one year of its approval by Dane County, a plat that <br /> describes the land to be rezoned is recorded in the office of the Dane County Register of Deeds. Failure to record <br /> the plat will cause this amendment to be null and void. A copy of the recorded plat shall be submitted to <br /> Dane County Zoning. <br /> The Dane County Board of Supervisors does ordain that this amendment,based upon their findings,to be consistent with the <br /> provisions of Wisconsin State Statute 91.77(1)(a),(b),(c). <br />
