' 'Pet.9590—Cont.: Page 3 DEED RESTRICTION REQUIRED This amendment will be effective if within 90 days of its adoption by Dane County the owner or owners of the land record the following restriction(s)on said land: 1. Deed restrict the C-2 property limiting uses exclusively to the following: • Self service laundries and dry cleaning establishments. • Warehousing and storage incidental to a permitted use on the premises. • Medical, dental and veterinary clinics. • Banks, offices, office buildings and condominium office buildings. • Utility services. • Bakeries, printing plants, laundries. • Distribution centers and wholesale businesses. • Woodworking shops, machine shops, manufacturing and assembly plants. • Bicycle sales and service. • Rental businesses, except for motor vehicles and construction machinery and equipment. • Sales and repair of lawn and garden equipment. • Major repairs to motor vehicles. • Sales of new and used recreational equipment, rental, sales and service. • Sales of new and used contractor's machinery and equipment. • Repairs, storage and service of contractor's machinery and equipment. • Sales and storage of lumber and building material. • Warehouses • Mini-warehouses 2. Deed restriction requiring that all outside storage of materials shall be screened through appropriate fencing or landscaping. No overnight outside parking of trucks or equipment shall be permitted unless the parking area is screened. 3. Deed restrict the C-2 property prohibiting anhydrous ammonia tanks. 4. Deed restriction that no lot may have more than fifty percent(50%) of its area in building coverage. Said restriction(s) shall run in favor of Dane County and the pertinent Town Board(s) as well as the owners of land within 300 feet of the site. Failure to record the restriction(s)will cause the rezone to be null and void. A copy of the recorded document shall be submitted to Dane County Zoning. RECORDING OF AN APPROVED PLAT REQUIRED The above listed description's is/are intended to describe land for which a plat will be prepared for approval and recorded. This amendment will become effective, if within one year of its approval by Dane County, a plat that describes the land to be rezoned is recorded in the office of the Dane County Register of Deeds. Failure to record the plat will cause this amendment to be null and void. A copy of the recorded plat shall be submitted to Dane County Zoning. The Dane County Board of Supervisors does ordain that this amendment,based upon their findings,to be consistent with the provisions of Wisconsin State Statute 91.77(1)(a),(b),(c).
