Klein and I met with you and Mr. Hilbert on Tuesday, May 5s`, 2015 regarding the two above <br /> referenced parcels. At that time we brought in a rough preliminary layout of those parcels,but since then <br /> we have been working extensively with Birrenkott Surveying, Inc. (`Birrenkott") and the Plan <br /> Commission of the Town of Dunn, and based upon actual and recent survey work, including elevations, <br /> we believe that the two lots referenced above may be divided into three lots, zoned R-3 Residential <br /> District as sewered lots. Note that this was made possible by several actions: <br /> 1. New survey work and review by Birrenkott. <br /> 2. The recent vacation by the Town of Dunn of 15 feet right of way of Barber Drive, thus <br /> allowing for a larger buildable area given the addition to set-backs. <br /> 3. A variance by the Town of Dunn as to one lot(Lot 1)being under 20,000 square feet,but <br /> still over 15,000 sq. feet. <br /> I remember walking out of that May 5t11 meeting with the initial impression this was not possible,but <br /> since then we have put forth tremendous effort to see if this could be done,and we believe we have met <br /> all the necessary criteria. We would be happy to meet you again regarding this given all the new <br /> developments if you see any issues with this submission.
