The purpose of <br /> the zoning district is to provide an area designated for a wide range of agriculture and agricultural uses. The <br /> primary purpose is agricultural production. <br /> The intent of this district is supported by the limited list of permitted uses. The district allows: Agricultural <br /> Uses, Agricultural Accessory Uses, Existing Legal Residences, Agricultural Entertainment, and Farm Related <br /> Exhibitions. <br /> One of the peculiar items to note is that the zoning district does not list accessory buildings as compared to <br /> other zoning districts. I believe this is intended to reinforce the fact that the district is exclusively for agricultural <br /> production and all buildings placed within the district must have an agricultural purpose. <br /> When reviewing any buildings proposed to be constructed on lands that are zoned within the A-1 EX Exclusive <br /> Agriculture Zoning District we must verify that the building is going to be part of a farm operation or have a true <br /> agricultural purpose. Please keep in mind that this would not apply to legal sub-standard A-1 EX lots. The <br /> zoning district language addresses these `grandfathered" lots to have similar uses as listing the R-1 Residence <br /> District. <br /> If a person wishes to construct a building on a property that is over 35 acres in size and is zoned A-1 EX <br /> Exclusive Agriculture, the person must show proof of a farm operation or provide information regarding how <br /> the building will be used for agricultural purposes. We should be skeptical. <br /> Proof of a farm.operation could include: Schedule F for 3 years, viewing the aerial photo of the land, or a farm <br /> conservation plan. When in doubt, please postpone issuance of the permit until verified. <br /> If there is no true agricultural purpose or a weak agricultural purpose, then the zoning of the property will need <br /> to be changed to support an general accessory building.
