Lots A & E are in <br /> grassland on the high ground. <br /> The predominant soil types of this property are DuC2--Dunbarton silt <br /> loam, 6-12% slopes, eroded; DuD2--Dunbarton silt loam, 12-20% slopes, <br /> eroded; DuE2--Dunbarton silt loam, 20-30% slopes, eroded; Smc2--Seaton <br /> silt loam, 6-12% slopes, eroded; and EmF--Elkmound sandy loam, 30-60% <br /> slopes. <br /> An Erosion Control Plan should be developed for the individual lot <br /> development. This plan should include both temporary and long-term <br /> erosion control measures; coordination of utility construction to <br /> minimize erosion; seeding schedule, including temporary seeding as needed <br /> to establish adequate cover as soon as pons:r le after grading; measures <br /> to minimize the amount of suface area exposed at any one time during the <br /> construction process; and measures to minimize runoff and sediment <br /> transport to adjacent lands and streams. <br /> Three intermittent drainageways flow to the west through the area. They <br /> empty into the West Branch sugar River basin. The watersheds of these <br /> drainageways range in size from 14 - 46 acres. The condition of these <br /> drainageways appears good. <br /> Assurances should be made that these established drainageways not be <br /> disturbed and that they be properly maintained to prevent an increase in <br /> erosion and sediment transport to the adjacent sensitive river-bottom <br /> land. <br /> Areas of major concern are construction of driveways and grading of the <br /> house sites. Four existing farm drives currently access the property <br /> under review. These existing farm access drives should be utilized where <br /> possible to prevent further erosion from construction of new drives. <br /> Joint drives should be encouraged if possible. Proper grading of the <br /> drives to prevent erosion is important. The grading of the house sites <br /> needs to be properly planned to prevent erosion. It is recommended that <br /> topsoil piles be placed on the high side of the site and be used to <br /> divert runoff away from exposed surfaces to prevent erosion. Adequate <br /> sediment barriers need to be planned, installed, and maintained. <br /> x.c. <br /> CDM:vr <br />
