As the property cannot be divided for indi- <br /> vidual homes, it would thus follow that the rezoning of the land should in <br /> turn be denied. The City has several major concerns regarding the pro- <br /> posed land division and rezoning as detailed in two previous letters sent <br /> to you. Attached are maps illustrating the City's plans for the area and <br /> the site's location in relation to the City. <br /> The proposed rezoning covers lands located within the following: <br /> 1) The City of Sun Prairie Urban Service Area. <br /> 2) The City of Sun Prairie Extraterritorial Zoning Jurisdiction. <br /> 3) The City of Sun Prairie Comprehensive Master Planning Area. <br /> The City of Sun Prairie, through its Master Plan has provided for the <br /> staged growth and extension of urban services to those areas within the <br /> City's urban service area. Development within this area should proceed <br /> concurrently with the availability of services to the area to be developed. <br /> The City of Sun Prairie Peripheral Plan designates the area for Rural <br /> Development, and while the City does not exercise extraterritorial zoning <br /> authority, the proposed lots do not meet the minimum thirty-five (35) acre <br /> lot size for developments in a Rural Development area. <br /> The City's Master Plan designates development of the land with urban ser- <br /> vices for light (single-family) residential land uses. The development of <br /> such lands should be staged so as to be serviced by City utilities rather <br /> than to be developed with private wells and septic systems . <br />
