(formerly the Garst Seed Company) wishes to apply for a conditional use for agriculture permit in the C-1 zone for its C-1 property located in the Southwest 1/4 of the Southeast 1/4 of Section 16, Town 7 North, Range 11 East, Town of Cottage Grove, Dane County, Wisconsin, otherwise known as the ICI Seeds Wisconsin Research Center. If the permit were granted, ICI Seeds, Inc. would then have a non-commercial machinery storage building constructed on the C-1 zoned property. The machinery storage building would be approximately 60' x 80' , and would be located near the existing research center office building. The machinery storage building would be used to store farm equipment that is used in the operations of the research center. The equipment stored in the building would include two combines, three tractors, three gravity wagons, a planter, a moldboard plow and a disk. The building would also contain a workshop area that would be used for the routine repair and maintainance of the farm equipment. ICI Seeds, Inc. hopes to have the building completed by December 31, 1991. ICI Seeds, Inc. believes that a conditional use for agricultural permit is suitable for this property and proposed use for several reasons. First, the operation of the research center is essentially agricultural in nature. The approximate 98 acres owned by ICI Seeds, Inc. adjoining the research center are farmed in much the same way that other private lands are farmed. Secondly, the machinery storage shed itself would be used for an agricultural • purpose, namely, to store farm equipment. Thirdly, the ' research center is located in an area made up of farms and agribusinesses. A 60' x 80' machine shed is not an unusual ilGarst Seed Company is part of ICI Seeds.
