I enclose for your review draft copies of two <br /> deeds which I have prepared on behalf of the School District. <br /> • These deeds have been prepared in the manner which we have <br /> previously discussed. <br /> One of the enclosed deeds is a Quit Claim Deed. This deed has <br /> been prepared merely to correct record title. In reviewing the <br /> real estate records, I discovered that you had conveyed a <br /> portion of current school lands to the District by land <br /> contract in 1963 . Although the land contract obligation has <br /> been paid in full, no deed has been recorded reflecting <br /> fulfillment of that land contract. I also discovered that the <br /> records show title to a portion of present school lands to <br /> continue in your name even though this property had been <br /> conveyed to the District many years ago. For your reference, I <br /> enclose a copy of the Land Contract, together with a map which <br /> shows the location of the land contract parcel in yellow, and <br /> the location of the parcel (which had been conveyed to the <br /> District, but for which no deed had apparently ever been <br /> recorded) in blue . The enclosed Quit Claim Deed would merely <br /> correct title to show that these lands are presently owned by <br /> the District. <br /> The enclosed Warranty Deed is intended to reflect the donation <br /> of land which you have offered to make at this time .
