Petition 5194. This proposed commercial and industrial expansion is In an <br /> agricultural preservation area of the Town of Springdale. The following are <br /> adopted town/county commercial and Industrial policies: <br /> Commercial Development <br /> Objectives: <br /> 1 . To encourage the location of commercial uses which will provide goods and <br /> services to the area In a convenient, safe and attractive manner . <br /> Policies: <br /> 1 . To encourage major commercial development to locate In or adjacent to <br /> existing urbanized areas. <br /> 2. To prevent strip commercial development along roadways. <br /> 3. To provide for commercial development that is compatible with adjacent <br /> land uses. <br /> 4. To require commercial development to be served by public sewer except for <br /> highway service centers. <br /> 5. To control commercial development at existing and future highway <br /> interchanges to promote compact, convenient highway-oriented facilities. <br /> 6. To zone only that portion of land necessary for the contemplated use when <br /> rezoning is requested. <br /> Industrial Development <br /> Objectives: <br /> 1 . To provide for Industrial areas that contribute to the economy of the <br /> Town without adversely affecting either the rural character of the Town <br /> or the natural environment. <br /> Policies: <br /> 1 . To require Industry, In general , to be served by public utilities except <br /> for industries that are rural-oriented, which must be located near raw <br /> materials, or do not produce significant wastes. <br /> 2. To discourage isolated industrial development In agricultural areas where <br /> it may result In environmental degradation or conflicts with farming <br /> operations. <br /> Comments <br /> The existing C-2 zoning was approved several years ago and was Inconsistent <br /> with the use policies at the time it was Improved. Now the applicant is back <br /> for an expansion. <br /> (D) <br />
