This existing manufacturing business is locat <br /> agricultural preservation area in the Town of Springdale. ed In an <br /> town/county policy is: "To discourage all non-farm velopmentreIneVant <br /> Agricultural Lands Preservation Areas. Certain agricultural-related <br /> uses, such as grain storage facilities, implement dealers or other agrl- <br /> businesses require a rural location and should be permitted where <br /> feasible. " <br /> The plan also has industrial development policies which state: <br /> 111 . To require industry, In general , to be served by <br /> utilities except for industries that are rural oriented, which <br /> must be located near raw materials, or do not produce <br /> significant wastes. <br /> 2. To discourage isolated industrial development in agricultural <br /> areas where it may result in environmental degradation or <br /> conflicts with farming operations. " <br /> In 1985, this site was zoned C-2 with deed restrictions due to those <br /> policies. The request is simply to delete the deed restrictions, with no <br /> Indication of subsequent use. Most C-2 uses would be very incompatible <br /> at this location. Since the plan has not changed, there Is no rationale <br /> for allowing more intensive development at this rural location.
