DANE COUNTY APPLICATION FOR REZONE Item No. : 12.
Zoning Petition # 5198 By: Kenneth Beghin to change the zoning from the
RH-2, RH-3 Rural Homes and A-1 Ex. Agriculture district to the RH-3 and RH-4
Rural Homes district.
Location: South of 1898 E. Blue Mounds Road Section 36, S 1/2 NW an W SW
Town Blue Mounds Area: 25.7 more or less Acres
'rotosed use: Add lands to (2) existing lots. D.E.D. Yes.
ANALYSIS:
STAFF COMMENTS:
R.P.C. — Petition 5198. These proposed additions to residential parcels are In the
agricultural preservation area of the Town of Blue Mounds.
The existing RH-2 and RH-3 parcels were approved several years ago. The areas
now proposed for rezoning were not included because they were actively being
farmed.
The northern parcel proposed to be added to the RH-2 and combined as an RH-3
parcel Is currently used as a pasture. The soils are defined as prime
farmland by USDA definition.
The southern parcel proposed to be added to the RH-3 and combined as an RH-4
parcel Is a cornfield on which a crop was raised in 1991 . The soils are also
defined as prime farmland.
The proposed rezoning conflicts with the adopted town/county policy which
states: "The nonfarm site should be land where there has been no history of
farming activity." This Is simply taking 12.7 acres of farmland and adding it
to residential parcels.
E.H.D. -
Co. Hwy. —
