Agriculture district to the RH-1 Rural Homes <br /> district. <br /> Location: N. of 2705 Country View Road Section 8, SW SW Town Verona <br /> Area: 9. 5 more or less Acres <br /> Proposed use: Create 3 residential lots. D.E.D. Yes. <br /> ANALYSIS: <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS: <br /> R.P.C. - Petition 4690. This proposed residential area Is in an agricultural <br /> preservation area of the Town of Verona where the adopted town/county <br /> policy is: <br /> "Non-farm residential development by certified survey in those <br /> areas with soils not classified as prime farmland at a density of <br /> one lot per 35 contiguous acres owned, with a minimum lot size of <br /> two acres will be considered for rezoning. <br /> This policy provides for a minimum amount of residential <br /> development in agricultural areas. It is assumed that <br /> rezoning would be required for residential construction. " <br /> The soils at this site are not "prime farmland" as defined by the USDA. <br /> However , the total parcel is 72 acres and the other small lots were there <br /> prior to the plan. Thus, plan policy allows for two lots, not three as <br /> requested. <br /> In addition, It is generally a poor practice to create lots which <br /> encircle other lots, particularly RH-1 lots which allow any type of <br /> livestock, while the two small lots will not be allowed any livestock. <br /> E.H.D. - Petition 4690 No objection to this petition. <br /> Co.
