Section 19, SE SW Town <br /> Westport Area : 13 more or less Acres <br /> Proposed use : Create lot for single family residence with livestock. O.E.D. <br /> Yes. <br /> ANALYSIS: <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> STAFF COMMENTS: <br /> R.P.C. - Petition 4711 . This site is in an agricultural preservation area in the <br /> Town of Westport . The R-3A, C-1 parcels and others to the south are <br /> within the central urban service area. The Waunakee urban service area <br /> Is approximately 3/4 mile to the north; therefore, this area is being <br /> considered for permanent separation between the service areas. <br /> The current town/county policy for this area Is: "Non-farm residential <br /> development by certified surveys In those areas not classified as prime <br /> farm land at a density of one lot per 35 contiguous acres owned as of the <br /> date of plan adoption, with a minimum lot size of one acre will be <br /> considered for rezoning. " <br /> The soils here are primarily "statewide" and not "prime" as defined by <br /> USDA. Thus, the proposal is consistent with that policy. This will mean <br /> another house In the community separation area, but at a very low <br /> density. <br /> E.H.D. - <br /> Co. Hwy. - <br />
