Zoning Petition / 4720 8y: Taylor Nsurer , agent for Raymond Maurer to i:irangr
the zoning from the A-2 Agriculture district to the C-2 Commercial district.
Location: 7399 CTH PD Section 8, SE NE Town Verona Area: 1 .0 Acres
Proposed use: Commercial uses - contractor D.E.D. No.
ANALYSIS; Amending to LC-1 alleviates C-2 concerns. The LC-1 District allows local con-
tractors to locate in rural areas without the necessity of heavy commercial zoning.
LC-1 has a limit of 12 pieces of construction equipment.
CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING;
STAFF COMMENTS:
R.P.C. - Petition 4720. This proposed commercial site is in a delineated Mineral
Extraction Area of the Town of Verona, where the objective Is: "To
recognize that mineral extraction sites are needed as a source of
construction material as well as agricultural lime. "
There is an existing garage on the site, which makes some sense to use
for contractor storage since there is other heavy equipment and
operations in the area. However , the C-2 commercial district allows
sales, manufacturing, and other uses which would be incompatible at this
location. In fact , further commercial development could limit the
mineral extraction operations.
Therefore, the rezoning should be conditionally limited to the requested
use.
E.H.D. — Petition 4720 No objection to this petition.
Co. Hwy. — Petition 4720. No objections.
