As you are aware, the single- <br /> family residence, which is located at 82 Oak St, is ithin the floodplain (Zone AE) as noted on FIRM map <br /> panel number 55025C0850F effective June 17, 20 3 as is considered a non-conforming structure. <br /> A site inspection was conducted on your property n August 5, 2008. It was observed the floodwaters from <br /> the last storm event significantly damaged your sin le-family structure. It was observed the floodwaters <br /> reached approximately 1 foot above the first floor e evation and substantially damaged the residence in <br /> excess of 50% of the assessed value. See attac ed assessment information. <br /> Under Dane County Code of Ordinance Section 17 11 (1)(b), non-conforming structures within the floodplain <br /> which are destroyed which exceeds 50% of their a sessed value cannot be repaired, reconstructed, or rebuilt, <br /> unless the structure is brought in full compliance wi h the Floodplain regulations as found under Dane County <br /> Code of Ordinance, Chapter 17, Floodplain Zoning. <br /> Since the non-conforming structure was damaged i excess of 50% of the value, you are hereby instructed to <br /> bring the entire structure into compliance with the r gulations for structures located within the flood fringe area <br /> as noted under DCCO, 17.09(3), see attached.
