F. Sarko, agent for Robert Maier. <br /> This rezoning is not consistent with our Land Use Plan. It <br /> implies a future land division of 19 . 81 acres, which is not <br /> allowed. Parcels less than 35 acres cannot be divided. If <br /> the entire 19. 81 parcel was zoned RH-4 for one single family <br /> residence, it would be consistent with the town plan. <br /> Petition 4792 - by R. F. Sarko, agent for H & S Corporation. <br /> The Dunn Plan Commission has some concerns with this <br /> rezoning as proposed. They do not like the island affect <br /> the proposed lot creates for the existing lot 4 csm 5251 . <br /> They prefer the two lots share one boundary line. There was <br /> also a question raised as to the appropriateness of RH-3 <br /> zoning. It is the belief of the town, there is a two unit <br /> dwelling and a welding business on the proposed RH-3 <br /> property. If the duplex there is non-conforming they <br /> grandfathered in, and they want to continue that use, <br /> should have part of the new proposed parcel be zoned R-3A. <br /> The town has a two acre minimum for R-3A zoning on unsewered <br /> parcels . We also noted that the zoning application shows <br /> this parcel has public sewer. It is not in a sanitary <br /> district and does not have public sew 16 Cable.
