Future plans for improving USH 12 & 18 show that the alignment for <br /> 12 & 18 would be flattened thru the plat area. We would expect that <br /> the developer would work with our office to incorporate new .pew- 1Z/6.,3 <br /> needs into a final plat. Attached is an aerial showing a proposed <br /> new alignment for HWYs 12 & 18. <br /> 2. Lots within the boundary of the plat should have access via an <br /> internal street system and thus have no direct access to USH 12/18. <br /> Access restriction should be shown on the face of plat as well as <br /> stated in the owners certificate. <br /> 3. Access should also be controlled back along the side road to a point <br /> back beyond the vision corner. <br /> 4. Vision corners will need to be provided. <br /> 5. Set back lines of 110 feet from the centerline of the highway or 50 <br /> feet from the nearest highway right of way which ever is more <br /> restrictive will be required. <br /> 6. If the Plat owner has any interest in abutting lands outside this <br /> plat that also abut USH 12/18 we would require an access covenant <br /> covering this land (see attached covenant form) . <br /> The final plat should meet all the rules and regulations governing land <br /> subdivision plats abutting state trunk highways and connecting streets as <br /> outlined in Chapter Hy 33, Wisconsin Administrative Code. <br /> I thank you for sending the plat to us for our early review. <br /> S it <br /> R oyiBasTer, P.E. <br /> District Planning Supervisor <br /> LRB:sl/148w <br />
