Zoning <br /> Dane County Land Regulation & Records <br /> Room 116, City County Bldg. <br /> Madison, Wi 53709 <br /> Dear Sir: <br /> We are applying for a Conditional Use Permit for our property located at 2655 CTH BN, <br /> legal description below: <br /> Sec 11-6-11, SE 1/4, SE 1/4; and <br /> Sec 11-6-11, Part NE 1/4 SE 1/4 lying SW of SW Lane of I-90 Hwy <br /> The Condition Use Permit Requested is under Sec. 10.123 (3) , subsection (h) "Horse <br /> boarding stables, riding stables, hay and sleigh rides" <br /> We have been breeding, raising, training and selling Arabian horses for over seven- <br /> teen years and an integral part of selling horses is the ability to provide boarding <br /> for those horses until such time as the owners can (or wants to) provide another <br /> location for the keeping of these horses. In addition, the offering of continued <br /> training and schooling of both horse and owner is another important part of the <br /> marketing of our horses. The inability to offer these continuing service is hampering <br /> our ability to sell our farm product (horses) . <br /> The raising of horses and the feed to keep those horses is an agricultural use <br /> and we have filed farm income taxes since 1973. This activity provides over 31% <br /> of not only our income but also that of our daughter and her husband, and other <br /> occasional apprentices and farm laborers. <br /> In addition, we are active in the 4-H programs and presently have 12 young people <br /> in our 4-H horse program. These young people use our horses for their projects, <br /> but some do have their own horses and need to keep them at our place for assistance <br /> with their programs. <br /> Development Time Schedule. In accordance with the Pleasant Springs Zoning Committee's <br /> decision of August 2, 1989, we have already built one additional building to house <br /> boarding horses (although we realize this "put the horse before the cart". In <br /> addition, we plan to erect a third building by fall for additional housing and <br /> by fall 1991 expect to have an enclosed arena constructed. We also presently have <br /> a 120' x 240' outdoor arena constructed. (See site plan) . <br /> Suitability of Property. Located on a county trunk highway, this property is uniquely <br /> suitable for a facility of this sort, having easy access with a large driveway <br /> located at the top of the hill and visable from all directions. For the sale of <br /> our farm produce (horses) it is uniquely situated on the Interstate, where people <br /> can see our horses grazing and become aware of our existance so when they are in- <br /> terested in finding a horse they think of us. <br /> According to agriculture experts it takes one acre to completely support one horse <br /> (whether through grazing or the production of the feed) . We have a total of 46 acres <br />
