• <br /> REGIONAL PLANNING COMMENTS <br /> Petition 4813. This proposed storage warehouse or garage for <br /> construction machinery and supplies is in an abandoned rock quarry in the <br /> Town of Blue Mounds. It Is within an agricultural preservation area of <br /> the town plan; however , commercial policies are the concern since the <br /> quarry has long been out of agricultural production. <br /> The site is relatively isolated, up a steep wooded hillside which cannot <br /> be seen from either road. There is a single family home on the small <br /> parcel to the northeast on CTH E and one to the south on the east side of <br /> CTH E. <br /> The relevant commercial policies are: <br /> - Major commercial development shall be encouraged to locate in or <br /> adjacent to existing urbanized areas. <br /> - Commercial development shall be compatible with adjacent land <br /> uses, shalt be environmentally sound, and designed to promote <br /> safety and ease of access. <br /> Comment : <br /> '1 ) The storage of such equipment may be compatible since it would be <br /> out of sight and would not necessarily generate much traffic. <br /> However , most C-2 commercial uses would be extremely incompatible <br /> at this remote location over 1-1/2 miles from the Mt . Horeb urban <br /> service area. Such use should only be allowed with specific <br /> conditions on the rezoning. <br /> 2) The greater concern Is environmental . The access from CTH E is <br /> up a very steep trail which is very susceptible to erosion. The <br /> rock quarry itself is a hazard for any spillage of petroleum <br /> products or other pollutants. Since there is no soil in the <br /> quarry, any spill would go directly Into the bedrock cracks and <br /> quickly to groundwater supplies. <br /> 3) If this use is considered to be needed by the Committee, there <br /> need to be very specific conditions placed on any rezoning of <br /> this site. <br /> --1:: l (LJ <br />
