Witte property located in Section 29 of the Town of Cottage Grove. <br /> Given the policies outlined in the Town of Cottage Grove Comprehensive Plan/Town of Cottage <br /> Grove element of the Dane County Farmland Preservation Plan, there are no residential <br /> development units(RDUs),a.k.a. "splits",remaining on the identified subject property. <br /> As is shown on the attached density study report,the subject property was 32.6 acres in size at the <br /> time of adoption of Ag-Exclusive zoning(May 1982). Although the 1981 and 1983 plat books do <br /> not show them, 4 lots were created in 1977 via CSM 2646 (see attached). This left the remainder <br /> of the property smaller than the 35 acres required for a potential RDU. <br /> The town plan contains a Transfer of Development Rights (TDR)program that permits voluntary <br /> transfers of development rights from defined sending areas to defined receiving areas. The <br /> subject property, located in Section 29, is in the Conservation Residential land use district. This <br /> district is a designated receiving area in which an RDU purchased from a designated sending area <br /> (agricultural or parks/open space land use districts) could be developed. In addition, the town <br /> plan allows for flexibility for those who own more than one original farm.
