D.E.D. No. <br /> ANALYSIS Limited Family Business (L.F.B. ) is not permitted in residential districts. <br /> Rezone to A-2(1) will accommodate such use. Conditional Use Permit for L.F.B. <br /> was implemented to provide families with the opportunity to generate a second <br /> income from at-home work without the necessity of a change to commercial <br /> zoning. <br /> CONCERNS EXPRESSED AT/AFTER PUBLIC HEARING; <br /> None. <br /> STAFF COMMENTS: <br /> R.P.C. - Petition 4788. This proposed limited family business site Is In a <br /> farmland preservation area on the edge of the Sugar River Floodplain In <br /> the Town of Montrose. There are existing farm buildings on-site. <br /> The relevant commercial policy is: "To allow for commercial development <br /> needed to support existing agricultural activities. . . ." Sporting goods <br /> are not usually considered necessary for support of agricultural <br /> activities. In addition, traff-ic from the north Is virtually unable to <br /> see this site coming around the curve. This could lead to traffic <br /> hazards if this proposed business generated any volume of traffic. <br /> E.H.D. - Petition 4788 and CUP 855 No objection to this petition. <br /> Co. Hwy. - <br />
