The property is within a preservation area which limits non- <br /> farm residential development to 1 Residential Development Unit (RDU) per 35 acres of land owned as of <br /> May 15, 1982. This property was formerly owned by Thomas Russell, and totaled approximately 41 net <br /> acres, as of May 15, 1982. Therefore,there is currently one RDU associated with this property. <br /> The property is also located in the Resource Protection Corridor of the town plan, as is shown in Map 10 <br /> of the town plan. As you can see on the density study, in a shade of orange, a key sensitive environmental <br /> feature of this land is hydric soils. The are also steep slopes in those areas that are not identified as hydric <br /> soils. Because of these features, determining development potential on this property will require further <br /> research—for instance field determination of various features. Please refer to page 27 of the town plan for <br /> further details on policies for this land use district. <br /> Because the town of Cottage Grove has a Transfer of Development Rights (TDR) policy, another option <br /> would be sending the one RDU associated with this parcel to a receiving area (TDR-R) within the town. <br /> The town policy allows a transfer ratio of up to 8 RDUs for the 1 RDU being sent. <br /> Please note that this density analysis does not guarantee Town or County approval of a particular land <br /> division, rezone, or development proposal. The Town of Cottage Grove Plan Commission and Board of <br /> Supervisors review all applications to rezone, and apply standards and criteria as set forth in the Town <br /> comprehensive plan to guide their decisions.
