This proposed auto service and repair garage <br /> Is on a site zoned C-1 commercial , with an existing residential and <br /> garage building. Town/county policies direct commercial development to <br /> areas already zoned commercial . The primary land use concern here is <br /> compatibility. There are several vehicles parked on the southern part <br /> of the site. <br /> The surrounding use Is primarily residential , with houses on all of the <br /> lots to the north, east and southeast , even though the entire area Is <br /> zoned C-1 . There Is a feed mill to the northeast along the railroad <br /> track. The area west and south Is all open farmland. <br /> While some limited repair may be compatible at this location, the C-2 <br /> district allows many commercial and industrial uses which would be very <br /> incompatible at this location. <br /> If the proposed business can be Justified, any rezoning should be <br /> specifically limited such as: <br /> - Auto repair only. <br /> - Work to be done inside the garage. <br /> - Limit of 5 vehicles outside the garage. <br /> - No unlicensed (Junk) vehicles. <br /> The CUP is for the existing residence and does not appear to need <br /> additional conditions. <br /> 9 <br /> 1 ...:27 "-cmil 4/ <br />
