"Neighbors <br /> were notified and no objections were made to staff. Staff recommends approval." <br /> Facts of the Case: Existing: <br /> • Greenridge Park was platted in 1933. Lot 22 is located in the Shoreland district, being within 100 feet of <br /> Lake Waubesa across Morris Park Road. Lot width at the building setback line is approximately 60 feet, <br /> using the angled right-of-way (ROW) of Tower Road and Ridge Court as the "front" lot line. Lot area is <br /> approximately 7,450 square feet (SF). <br /> • The lot includes a small existing house that does not meet the minimum 10 foot south (left) side yard. <br /> • NOTE: The agent was informed that a survey showing the actual lot width at the building setback line <br /> (20 feet from the Tower Road and Ridge court rights-of-way), and the actual lot area is usually required <br /> by the Board when considering a variance appeal. <br /> • NOTE: A 1991 plat of survey submitted by the agent does not appear to show the same south lot line <br /> as Dane County AccessDane and ArcMap records. <br /> Proposed <br /> • Owner and agent wish to remove the existing house and replace it with a new 2-story house (as seen <br /> from the east or Tower/Ridge side). The upper level would have a small balcony that would not extend <br /> past the main front wall of the house. The west or Morris Park Road side would be three stories, <br /> including a "main" level deck and a walk-out lower"storage" level. <br /> • The house would meet minimum 10 foot side yards, minimum 20 foot setback from the Tower Rd./Ridge <br /> Ct. rights-of-way and minimum 38.25 foot rear yard setback/Morris Park Road ROW setback. <br /> • At less than 20% lot coverage, the proposed house would comply with the maximum of 30%. <br /> VARIANCES REQUESTED: Purpose: Remove and replace existing single-family residence on <br /> substandard platted lot in Shoreland district <br /> Lot Area Variance: <br /> Minimum Lot area required: 15,000 SF. <br /> Actual Lot Area 7,450 more ore's SF. <br /> VARIANCE NEEDED: 7,550 SF <br /> Lot Width Variance <br /> Minimum lot width at building setback line required: 100 feet. <br /> Actual Lot width: 64.99 snore or Jess feet at building setback line. <br /> VARIANCE NEEDED: 35.01 feet <br />
