Your property is comprised <br /> of approximately 35 acres of which there is a 1-acre portion zoned R-1 Residential <br /> District. The remainder of the land holds the zoning classification of A-1 Exclusive <br /> Agriculture District. <br /> There has been some confusion on whether or not a residential accessory structure can be <br /> place outside the bounds of the R-1 Residential District. Dane County Code of <br /> Ordinances section 10.04(1)(b) regulates the general applications of residential accessory <br /> structures. On lots that hold the zoning classification of A-1 Exclusive Agriculture, <br /> residential accessory are permitted as long as they do not exceed more than 100% of the <br /> floor area of the associated residence. Although the principal residence is in the R-1 <br /> Residential District, it is still the principal residence of the associated property and <br /> applicable to the particular section of the ordinance. <br /> Please keep in mind that the total area of all accessory buildings on the property shall not <br /> exceed 100% of the floor area of the principal building. In addition, residential accessory <br /> structures are limited to a mean roof height of 16 feet. <br /> In the future, if you are planning to construct a large accessory building on the property, <br /> the appropriate zoning classification will be need to obtain in order to accommodate the <br /> project. <br /> Sincerel <br /> Roger Lane <br /> Dane County Zoning Administrator <br />
