The following conditional uses in the A-1 Agriculture Zoning District are also permitted, subject to
<br /> prior written approval of County Land& Water Resources Department and the County Zoning
<br /> conditional use permitting process:
<br /> > Veterinary Clinic;
<br /> ➢ Native wildlife rehabilitation facility;
<br /> > Dependency living arrangements;
<br /> > Horse boarding stables, riding stables, hay and sleigh rides,horse shows and similar events;
<br /> > Limited family businesses subject to s. 10.192 County Zoning Ordinances;
<br /> ➢ Sale of agricultural and dairy products not produced on the premises and incidental sale of pop and
<br /> candy;
<br /> > Retail sales of bridles, saddles, grooming supplies and related items at a horse boarding or riding
<br /> stable facility;
<br /> ➢ Retail sales of pet food,pet supplies and related items; and
<br /> > Training of dogs and horses.
<br /> > Educational and interpretive opportunities related to non-motorized outdoor recreation,
<br /> agriculture,historical preservation, native landscape and arts and crafts.
<br /> All of the above permitted and conditionally permitted activities must be confined to existing
<br /> buildings and improvements,except that agricultural activities, agricultural entertainment,hay rides
<br /> and sleigh rides,and horse training may be provided outside of the buildings.
<br /> 2.4 Home Occupations and Bed and Breakfast.Notwithstanding the foregoing,the Landowner or
<br /> occupants of the single-family residence may carry on home occupations, including day care for
<br /> not more than 8 children, or establish a Bed and Breakfast,provided that: (i) such uses are in
<br /> compliance with all applicable state and local government laws,regulations, and ordinances,
<br /> and(ii)such uses are consistent with the Purpose of this Easement.
<br /> 2.5 Dumping. There shall be no dumping or storage on or under the Property of any trash, garbage,
<br /> construction materials, sewage, ashes,manure,trees, brush,hazardous materials, discarded or
<br /> salvageable materials such as junk cars, or other unsightly or offensive material. There shall
<br /> also be no dumping or stockpiling of any soil, sawdust, gravel, or sand. This is not intended to
<br /> prohibit the storage or spreading of manure, lime or other fertilizer in accordance with an
<br /> approved Farm Plan described in Paragraph 2.11. NOTE: Such activities must also be in
<br /> compliance with agricultural performance standards and prohibitions contained in ch,NR 151,
<br /> Wis. Adm. Code, as that chapter may be changed or amended from time to time.
<br /> 2.6 Mining and Surface Alteration. There shall be no mining,drilling, exploring for, excavation or
<br /> removal of any minerals, soil, sand,peat, gravel, rock or any other materials on or from the
<br /> Property nor any alteration of the surface of the Property,including,without limitation, ditching,
<br /> draining, diking,tiling, filling,or leveling, except as may be required for activities or uses
<br /> expressly permitted in this Easement or in an approved Land Management Plan,pursuant to
<br /> Paragraph 2.11 and as necessary to drill for water that will be used for residential and
<br /> agricultural purposes on the Property.
<br /> 2.7 Subdivision,Extinguishment of Development Rights,and Density
<br /> a. The Property shall not be subdivided into smaller parcels,whether through legal or de facto
<br /> subdivision, including division through the creation of condominiums, site leases or other
<br /> means.
