Below are the application materials for the variance application that's required "after <br /> the fact,"now that you've begun to build an additional garage level --without permits--during the course of raising your <br /> house. You will need to ask for variances from the minimum lot area and the minimum lot width at the building setback <br /> line required in the Shoreland district, since it does not appear that your lot is either 15,000 square feet in area or 100 feet <br /> wide. <br /> I'm also pasting the Minutes of Appeal 3546 by the Mayers at 400 Lakeshore Drive and Appeal 3557 by LaVonne("Sam") <br /> Mackin and Rick Carlson at 82 Oak Street, to give you some ideas of how to address the description of your project and <br /> the"hardships"that the Board of Adjustment must state when granting appeals. The good news is that the Board of <br /> Adjustment understood the need for both of these appeals, which are very similar to yours, and granted them without too <br /> much difficulty. <br /> The bad news is that you did not apply for the variances before going ahead with your addition. I spoke with Zoning <br /> Administrator Roger Lane about this, as promised. Unfortunately, your variance application fee must be doubled to$700 <br /> as per Section 12.05(4)of the Dane County Code of Ordinances. Also, the fee for the required Zoning Permit for the <br /> additional work not shown in ZP 2009-254 that you must obtain if/when the variance is granted will be doubled. as per <br /> Section 12.03(2) DCCO. Please let me know if you need a copy of these ordinances. <br /> Finally, I will need emailed or'hard'copies of the revised house plans and a 'draft'copy of the completed application form, <br /> along with your written request to be placed on the August 27, 2009 Board of Adjustment Public Hearing in order to ask <br /> Steven Schulz, the Chair of the Board, if he will agree. <br /> Please don't hesitate to email or call if you have any further questions.
