Create a valuable asset to the Cross Plains community. <br /> Current Property Summary: The Dettmann Vineyard Property located at 4200 County <br /> Highway P, Cross Plains, is an 90.3 acre parcel of land. The land is stereotypical of the <br /> non-glaciated region of WI, relatively pour farming soil, numerous ridges and valleys, <br /> and large timber stands. Of the 90.3 acre parcel: (Apendix A Attached to illustrate <br /> breakdown) <br /> • 81.06 is Zoned Al-EX <br /> • 9.24 is Zoned RH-1 <br /> • Approx. 14 acres are tillable farmland <br /> o Soil types include: <br /> • BaC2 (Baxter Gravelly Silt Loam): suitable for hay and row <br /> crops, with a high probability of erosion with both. Hard to <br /> till <br /> • NeC2 (Nesbitt Silt Loam): suitable for hay, row crops, <br /> woodland trees, and pasture. High probability of erosion <br /> with terracing. <br /> • Approx. 72 acres are heavily sloped, mature hardwood timber stands <br /> with slightly mixed softwoods. <br /> (1) Keep the Land Zoned Agricultural <br /> There are many reasons Dettmanns want to keep the property zoned AG (tax, <br /> assistance, protected identity), but most importantly because AG zoning aligns with the <br /> Town of Cross Plains Land Use Plan. In addition, the primary land use is agricultural. <br /> As defined by Chapter 91, Wis. Stats., a farm is land under common ownership that is <br /> primarily devoted to agricultural use. Agricultural use is defined as any of the following <br /> activities conducted for the purpose of producing an income or livelihood: (a) crop or <br /> forage production; (b) keeping livestock; (c) beekeeping; (d) nursery, sod, or Christmas <br /> tree production; (e) floriculture; (f) aquaculture; (g) fur farming; (h) forest management; <br /> (i) a federal commodity payment program or a federal or state agricultural land <br /> conservation payment program. There is no income minimum in order to be considered <br /> a farm. <br /> Dettmann Vineyards aligns with this definition very well. The property is under common <br /> ownership and is devoted to agricultural use.
