WHEREAS, Watercress Park Association Incorporated, a Wisconsin <br /> nonprofit corporation, (hereinafter, "Owner") is the owner of the following <br /> described real property located in the Town of Dunn, Dane County, <br /> Wisconsin (hereinafter, the "Land") , to-wit: <br /> Lot One (1) , Certified Survey Map No. 1670, recorded in <br /> Volume 7 of Certified Survey Maps of Dane County, page 21 <br /> as Document No. 1426526, in the Town of Dunn, Dane_county, <br /> Wisconsin, being a part of the NE 1/4 of the(SW 1/4 of <br /> Section 17, T6N, R10E, containing 5.01 acres, and ' t, . .` <br /> 2. WHEREAS, said Land presently contains fourteen (14) <br /> detached cottages each occupied by families which are separate <br /> and distinct members of the'6wner plus various outbuildings; <br /> 3. WHEREAS, as part of a re-zoning of said Land by Dane County <br /> from the A-1 Agricultural District (Exclusive) to the R-4 <br /> Residence District, said Owner desires to place certain <br /> restrictions thereon, to bind the Owner and those who may acquire <br /> title hereafter; <br /> 4. NOW THEREFORE, in concideration of the mutual benefits <br /> passing to and from the Owner and those who may hereafter <br /> purchase said Land and the parties named as beneficiaries of <br /> these restrictions, the following deed restrictions are hereby <br /> impased: <br /> A. The Land shall contain not more than fourteen (14) <br /> detached single family dwellings being buildings each designed <br /> for and occupied exclusively as a residence for one (1) family. <br /> B. For each detached single family dwelling there shall <br /> be not more than one (1) accessory building upon the Land to be <br /> used for the storage of personal property and recreational <br /> equipment belonging to the members of said Owner, who owns the <br /> dwelling associated with the accessory building. <br /> C. Each detached single family dwelling shall contain not <br /> more than two (2) floors and each floor shall not exceed 1000 <br /> square feet.
