In early 1990, the <br /> area between Bailey Settlement Road and Alvin Road was <br /> approved as R-1 (Petition 4606) with a 22 lot subdivision <br /> proposed with lots averaging less than an acre each. <br /> The Dane County Groundwater Protection Plan recommends a <br /> minimum lot size of 1 .5 to 2 acres for clusters of unsewered <br /> development . The average density in this area is between .5 <br /> and 1 acre per lot . This is an area of "greatest hazard" to <br /> groundwater pollution to the bedrock aquifer from subsurface <br /> activities. <br /> Between the concern for further residential development due <br /> to groundwater hazards and proximity to the Interstate, <br /> additional development should be approached cautiously. The <br /> RH-1 area could be amended to RH-3 which would allow one <br /> house and a horse corral and not three houses. The R-3A <br /> area is a Judgment call , but there seems to be little <br /> Justification for additional duplexes here. <br /> We note that duplexes are allowed on lots of 20,000 sq. ft . <br /> In the R-3A District of the Zoning Ordinance.
