Neviaser RE: WIPRO Building, Landmark Office Site Lot 2, CSM 4653 Town of Madison This memo is per your request regarding the question of automobile traffic to be generated by the proposed office project known as the WIPRO Building, located on the West Beltline Highway, behind the Landmark Office Building. The building is scheduled for completion by July 31, 1991, and will have WIPRO as the main tenant occupying 30,000-35,000 square feet, with the approximately 12,000 square feet remaining occupied by other tenants not yet signed. WIPRO will have 90-95 employees at the time of occupancy in July, 1991, projected to grow over five years to 110 employees by July, 1996. Of these employees, 60-70% work from 7:00 a.m. to 3:30 p.m. , and 30-40% work from 8:30 a.m. to 5:00 p.m. Total automobile traffic from the current level of employees is 70-75 cars. The traffic generated by WIPRO should then approximate as follows: 45-50 cars prior to 7:00 a.m. and after 3:30 p.m. , and 25-30 cars prior to 8:30 a.m. and after 5:00 p.m. WIPRO generates almost no visitor traffic and average delivery and pickup of supplies. We would anticipate a similar ratio of total traffic by the other building tenants, or approximately 30-35 cars per day when the building is fully leased. Total surface parking on the site is approximately 190 spaces which we designed as a very generous ratio to office square footage. We appreciate your consideration of our Conditional Use for this project and anticipate this will be a fine addition to the Town of Madison.
