Richardson, a Wisconsin Registered Land Surveyor do hereby certify that I have prepared a Certified Survey Map for Laverne and Betty Jean Maier for the purpose of correcting a conveyance of Lot 23 of the unrecorded Plat of Schoon Place made by them to Scott and Cindy Blum. It was necessary to prepare this map in order to bring this conveyance into compliance with the subdivision ordinances of ' Dane County and the Subdivision laws of the ,State of Wisconsin. The previously prepared unrecorded Plat of Schoon Place , which was prepared by another Surveyor, contained significant errors as regards the ;l"ocation of the North and South lines of the aforesaid Lot 23. The effect of these errors was to create a Northerly and Southerly shift in the lines of Lot 23 in order to for that lot to conform , to the boundaries of the property as described an zoned . In determining the boundaries of the Lot of the Certified Survey Map , I held the lateral boundaries as described and / or staked and extended them to meet the correct boundaries . In doing this I am satisfied that I have as nearly as possible satisfied the intent of the original conveyance of Lot 23 to • Scott and Cindy Blum and that the Lot as shown on the Certified Survey Map , albeit slightly larger in a North—South direction, . . represents a prudently determined solution of problems created by a previous surveyor 's error and that , as such, the two lots; should be viewed and considered as one and the same .
