Box 1 (608)266-4266,Rm.116 <br /> Cambridge, WI 53523 <br /> Dear Mr. Rumpf, <br /> Attached is a density study report you requested for property owned by the Estate of Marlow Nelson in <br /> section 12 of the Town of Rutland. The property is located in an Agricultural Preservation Area, where <br /> development is limited to 1 "buildable parcel" (also known as "density unit", "development right", or <br /> "split")per 35 acres of contiguous land owned as of June 6, 1978. The property totaled approximately 40 <br /> acres as of June 1978, and remains in the same configuration today. <br /> Based on the town's density policy, the property is for one (1) split in addition to the existing farm home <br /> at 3333 State Highway 138. An area of B-1 Local Business zoning is located on the property around the <br /> house and nearby outbuildings. Note that single family residences are not listed as a permitted or <br /> conditional use in the B-1 district. If there is an intent to separate the existing residence from the larger <br /> parcel, a zoning change and certified survey map would be required. <br /> Please note that this density analysis does not guarantee or preclude town or county approval of a <br /> particular land division, rezone, or development proposal. The Town of Rutland Plan Commission and <br /> Board of Supervisors review all applications to rezone, and apply interpretations, standards and criteria as <br /> set forth in the town plan to guide their decisions. Such standards include considerations for soil type, <br /> environmental features, site characteristics, compatibility with neighboring uses, proposed location of <br /> driveways and utility extensions, and proposed lot size and location. In addition, all rezones are subject to <br /> Town Board, County Board, and County Executive approval.
