Petition 4915. This proposed residential development is In an <br /> agricultural preservation area of the Town of Deerfield. The applicant <br /> has sufficient acreage (200 acres) to meet the density criteria of one <br /> lot per 35 acres; however , there are other criteria for rezoning In the <br /> adopted town/county plan as follows: <br /> Land where there has not been a history of economically viable <br /> farming activities. <br /> Land which is too small to be economically used for agricultural <br /> purposes or which Is inaccessible to the farm machinery needed to <br /> produce and harvest agricultural projects. <br /> Land located such that there would be no possible conflict with <br /> the surrounding agricultural uses. <br /> Land which will allow construction of a road or driveway suitable <br /> for emergency vehicle travel and safe access onto roadways. <br /> Comments: 1 . The two parcels at the north end of the town road are on <br /> a wooded hill , with an existing house at the north end of the road on <br /> the unshaded parcel . The two parcels proposed along the west side of <br /> the road are currently covered by a corn crop. In fact the entire area <br /> is surrounded by a cornfield. The soils for these two parcels are rated <br /> as prime agricultural soils as defined by USDA, while the wooded hill is <br /> less productive. <br /> 2. The two southerly parcels are simply part of the larger field, and <br /> not too small for cultivation. <br /> 3. The entire proposed development Is In the middle of a cornfield, <br /> which could lead to non-farm residential conflicts with the farming <br /> operation on surrounding lands. <br /> 4. The town road exists and has reasonable slopes. <br /> Thus, the two parcels to the north appear reasonably consistent with <br /> policies; however , the two parcels to the south do not appear to be <br /> consistent with policy criteria. <br /> 6 <br /> I <br />
