1 <br /> BACKGROUND <br /> The purpose of this report is to establish traffic projections for a four <br /> lot development on Woodland Road, located within the Town of Westport. <br /> This traffic study is based on a travel forecast developed by Mead & Hunt, <br /> Inc. based on a development scenario. <br /> DEVELOPMENT SCENARIO AND ASSUMPTIONS <br /> 1) Development Terms <br /> A) Single Family Dwelling - Any single family detached home on an <br /> individual lot, with an average 3.7 persons per unit and an <br /> average automobile ownership of 2.0 vehicles per unit <br /> B) Church - Any building providing public worship facilities, <br /> generally housing and assembly hall , meeting rooms, classrooms <br /> and dining facilities <br /> C) Parsonage - Same as single family dwelling <br /> 2) The development consists of four lots of various sizes and land uses <br /> (See Figures). <br /> A) Lot 1 - 5.81 acres - land use assumption, one single family <br /> dwelling unit <br /> 11 B) Lot 2 - 6.57 acres - land use assumption, one single family <br /> dwelling unit <br /> C) Lot 3 - 10.17 acres - land use assumption, church with parsonage, <br /> church size 4,500 s.f. <br /> D) Lot 4 - 10.21 acres - land use assumption, one single family <br /> dwelling unit <br /> 3) Trip generations were developed using the land use map contained <br /> within this report. The figures detail projected land use and <br /> associated trip generation rates. The land use map is based on <br /> projected development of the area as per the current property owners <br /> and developers. <br /> 4) Distribution of traffic within the four lot developments will have a <br /> 11 single limited access to Woodland Drive via Emerald Grove Lane. <br /> Using this methodology for distribution of our previous assumption, traffic <br /> volume rates were established for weekday traffic volumes and Sunday <br /> traffic volumes within the study area. These rates are then compared to a <br /> development scenario which did not include the Lot 3 church development; <br /> assuming Lot 3 would be developed similar to Lots 1, 2 and 4. <br /> 1 <br /> 1 <br /> I <br />
