c) Finally, the most recent and most comparable <br /> example: The 1989 Primary Parade site chosen by <br /> the Madison Area Builders is in High Point <br /> Estates on Chequamegon Bay. (See attached map <br /> and plat map) . This particular site just <br /> happens to adjoin Elver Park, as can be seen on <br /> the maps , and directly overlooks the most <br /> intensely developed recreational area in the <br /> park. This area includes several "lighted" ball <br /> fields, soccer fields, tennis courts, shelters <br /> and a large parking lot. <br /> As you can see on the attached price sheets, <br /> the lots adjoining and overlooking Elver Park <br /> are commanding prices in the $80 , 000. 00 and <br /> $90 , 000 .00 range. These prices are at premiums <br /> of $40, 000. 00 and $50, 000. 00 over other <br /> comparable lots in the city and on the opposite <br /> side of the plat where there is no direct access <br /> to, or view of, Elver Park. I might also add <br /> that the houses people are building on these <br /> lots are in the $350 , 000 . 00 to $500 , 000 . 00 <br /> range. <br /> Public facilities are certainly not devaluing these <br /> properties and they will not devalue those in the Town <br /> of Middleton. Quite the opposite; those people with <br /> properties adjoining the Middleton Town Hall/Park <br /> Facility will most likely experience immediate <br /> appreciation. <br /> I do wish everyone would step back, open their eyes and <br /> take a rational . look at what this type of facility <br /> actually does for adjoining properties. Should anyone <br /> desire to do this, I would be more than happy to <br /> provide a tour of the areas which I have discussed and <br /> many others to show the positive impact parks, <br /> recreation areas and well thought out public facilities <br /> have on adjoining properties. <br /> Sincerely, <br /> William H.
