Date: September 12, 1989 <br /> To: Dunn Town Board <br /> From: Dunn Plan Commission <br /> Re: Dane County Zoning Petition 4596 <br /> The Plan Commission recommends approval of this petition to <br /> rezone 7 . 5 acres on Colladay Point from B-1 and R-4 to R--3 for <br /> the following reasons: <br /> 1 . Development of this parcel is not consistent with the Dunn <br /> Land Use Plan. <br /> 2. It is not consistent with the Dane County Regional <br /> Development Guide. <br /> 3. Commercial and multifamily use of this parcel is not <br /> compatible with the existing land uses in the area. <br /> 4 . Commercial and multifamily use of this parcel would very <br /> likely result in environmental damage to Barbers Bay. <br /> 5. The lack of all urban services except sanitary sewer, ie. <br /> public water, transportation; served by volunteer fire and <br /> EMS from the Village of Stoughton (+5 miles away) , and the <br /> need to rely on Dane County Sheriff for police protection, <br /> no developed parkland in the area. <br /> 6. Traffic access and internal town roads are not consistent <br /> with dense development. <br /> 7 . Impact on the Stoughton School system. <br /> 8. Concerns that dense development would affect the ground <br /> water levels and local residential wells . <br /> 9. Decrease in property values in the area. <br /> 10 .
