A <br /> Design: With proper design many land uses can coexist on the same parcel of land and benefit a larger <br /> population. Using the goals above, the initial and final design are a balance of natural plant <br /> communities and play area with a dominant overlapping land use of improving lake water <br /> quality. In general this means that improving lake water quality shall be the prime design <br /> responsibility of this land. All other land uses shall take place only in as much as they do not <br /> hinder the lands ability to improve the lakes water quality(See Exhibit C, D, and E). <br /> The initial design would remold the site by balanced cut and to dish out an area for a siltation <br /> drop and raise the grades along the southeast roadway to reduce spillage of water across Zor <br /> Court and Colladay Point Road. The designation of a play field for soccer and softball would <br /> be established. <br /> The areas designated as prairie outside of the flood zone would be burned, disced and seeded <br /> with native Mesic Prairie species, and the prairie areas within the flood zone would be cut and <br /> baled for hay and then seeded with Mesic Prairie species. <br /> The areas designated as woodlands shall be planted with a collection of seedlings and saplings, <br /> trees and shrubs of native evergreens and deciduous species. <br /> Those areas designated buffer area and play field shall be maintained as cool grass turf and <br /> mowed. <br /> Neighborhood <br /> Participation: Because of the strong bonded and active neighborhood groups of this area both the acquisition <br /> of the land and the maintenance of the siltation area can be highly modified to reduce the costs <br /> on the local governments, 1/4 of the appraised price will be donated to the Town of Dunn by <br /> The Kegonsa Preservation Group, to be used towards the purchase of the property. <br /> Plantings and seed material shall be bought by The Kegonsa Preservation Group and <br /> installation shall be done by The Colladay Point Neighborhood Association. <br /> Maintaining the siltation park by burning the prairies and mowing the play field, buffer areas <br /> and neighborhood use areas shall be done by The Colladay Point Neighborhood Association. <br /> All earthwork,pavements and storm sewer improvement shall be done by the local governments <br /> as the needs require. <br />
