That discussion showed that we had missed several <br /> issues regarding the status of the land as of 1978. <br /> This letter will use the reference numbers in the attached map and spreadsheet provided by Tom <br /> Marthinsen at the June 2003 Planning Commission meeting. <br /> The spreadsheet shows 432.783 acres. To that list of parcels we need to add the 37.5-acre parcel <br /> to the north and east of Bass Lake Road,making the 1978 total 470.283 acres. <br /> Two of the parcels on that list were not part of the farm in 1978. Parcel 11,consisting of 12 <br /> acres,was at that owned by J.Stollen. Parcel#16 was a 2.27-acre parcel with a house,and not <br /> contiguous to the rest of the farm(separated by the road),so it is a separate parcel,not needing to <br /> be split off. <br /> Thus,the total acreage in the farm as of 1978 was then <br /> Total from above 470.283 acres <br /> Minus#11 (J. Stolen), - 12 acres <br /> Ivfmus#16 -2.27 acres <br /> Total Farm 456.013 acres eligible for splits as of 1978 <br /> Divided by 35 13 splits <br /> Resulting in 14 buildable parcels. <br /> Parcel#11 above qualifies under the Rutland land use plan as substandard parcel,making it <br /> eligible for one split,or two building parcels. Parcel#16 has a house,was not large enough to be <br /> split and was already a separate parcel in 1978. These 14+acres are outside the farm and <br /> therefore not reflected in any of the computations below. <br /> This leaves the computation of splits on the remaining 456 acres. There are other considerations <br /> that go into determining whether or not a split is allowed,but this letter will concentrate on <br /> determining the number of splits allowed. <br /> According to the plan,farmland should be entitled to one split for each full 35 acres owned of <br /> 1978. Since the Stockholm farm was 456 acres at that time,the number of splits is 13,resulting <br /> in 14 total building parcels. The 35-acre rule determines only the maximum number of building <br /> parcels that can be created,not the size of those parcels.
